The Process
Selling your home or investment property comes with complexities that are very different to purchasing. As your conveyancer we will:

Liaise with your bank and any party with any legal interest

Adjust the rates and taxes for Council, SA Water and Revenue SA

Liaise with the Purchasers legal representation

Prepare adjustment and settlement statements
-
Attend to the related Stamp Duty and Capital Gains tax reporting
We can also prepare a Private Contract which involves the preparation of the contract, conducting of searches and preparation of the Form 1.
We have the experience to guide you through the many options and processes related to selling our house where you have not appointed a Real Estate Agent.
Settlement
Your Safety in the transaction is our priority!
We check what the Agent and others involved have done, verify the accuracy and check for any omissions. It is dangerous for you if you have not disclosed all the appropriate information, regardless of whether this be accidental or not.
We liaise with the Purchaser's legal representation in the preparation of documentation and PEXA workspace for a digital online settlement. We liaise with the real estate Agent to pay their expenses at settlement as well as checking that all outstanding rates and taxes are paid up to the day of settlement. We obtain refunds for you for payments made in advance.
We also liaise with your bank after you have given appropriate instructions and authorisations to your bank. This is usually done by you online and we will guide you through this process.
Fundamentally, it is our job to ensure when the transaction is completed that all the appropriate laws and regulations have been followed. We also ensure that you have fulfilled your obligations to the Purchaser. At settlement we collect your money and bank it into your account on the day of settlement as you instruct.
