RULES OF A COMMUNITY CORPORATION
The introduction of the Community Titles Act in 1994 precluded any further Strata Titles Act applications from approval and so the modern standard is usually a Community Title. The existing Strata Titles continue to be valid and there are many of those in South Australia.
The Community has Statutory legal obligations which include the Common Property Insurance which covers all common infrastructure above and below the ground and which must be reviewed annually
The rules of a Community Corporation are not defined in any regulation but are designed separately for each Community corporation separately. You should ask the Agent at the time of the Purchase to provide you with a copy and certainly you should read those to familiarise your self with the rules.
Bear in mind what was originally adopted as the Bylaws may have changed and different rules adopted. Its important that you check.
